Lions Gate property on Champa St & 25th: No matter who you try to contact, they’re always unavailable and almost never return your calls, emails, maintenance requests. IF you can get ahold of them, usually because they’re butt hurt by your truthful statements, they come back with snide remarks to make it seem like the issues are all your fault. Jan of last year, it was 5° outside, and my usually “sauna feeling” apartment was freezing – the water heater completely shut off. When you call the Emergency line, you get a series of automated questions/statements you have to push buttons to before you get to a real person. Once you get to that person, who was nice enough, you then have to wait further for action as all they can do is “pass along your maintenance issue to the appropriate person.” They’ve raised my rent by $100 each time I’ve renewed, and unfortunately I’ve kept going with them because I couldn’t afford to move out. Two neighbors just moved out stating their rent went up $300-500/month….none of this money has gone to Any upkeep of the property. I had a major leak in my roof around Halloween last year. While they did fix the roof, it took them 5 months to come back and paint where the leak was. I had to hound them to do their job so I could move my furniture back where it belonged. They don’t care about the security of the place as the front gates don’t lock so anyone can walk in. The main gate to parking has been broken for months – the clickers they give you break often, and one neighbor has been disassembling the arms to the gate so we can get our vehicles into our paid parking spots (that used to be free but now are $50/month). We’ve also gone through 5 different property managers since they took over the apts in March of 2022. Stay away from Any Property owned by RIO!!!

I’ve rented from Rio for a year now and honestly cannot wait to move. The communication is very poor, like right now I am sitting in my apartment listening to workers deep cleaning or renovating the upstairs unit and received no notice that they would be here. I have also had maintenance show up unannounced to my unit. The property has gone through five managers in a year which shows there must be something not right with the company. The apartment is cute and in a good location but the walls are so paper thin I hear absolutely everything in the hallway and above me. The floors are in desperate need of finishing, I can literally see through them to the basement below and there are chunks of wood splintering off of them. For a downtown apartment security could be better as well, there is a gate around the property with no locks and I’ve had to ask someone to leave the property who was trying to sleep in the laundry room outside.

This management company was brought on to take care of apartment complex in the middle our lease. We left our apartment at the lease due to the fact we were promised things from previous owners of our apartment complex. We followed the move out process as directed in our lease. We did all the cleaning and was ready to show to new tenants. We did have a flooding issue when it rained which Rio real estate fix the issue and got half of my daughter’s room carpet clean, but only half. When we turned in our keys, I was told I was going to get a detailed statement of what our chargers were. We have pictures detailing. How clean apartment was they not seeing anything that needed really fixing except some fixed after the flooding, but they never checked on it after they fix the issue. we got a check in the mail for only $124 and a note that said they had to replace two rooms of carpet and had to paint. paint what have no clue which bedrooms change the carpet was it the one they only cleaned half of it. And was told that it smells it did not, but again, it did not have air conditioning or any kind of ventilation and we left in the summer, so I have no itemized statement of what the charges were for. I was even told by the maintenance people that came by to fix the clock in our bathroom for the third time that we had a water leak and the ventilation system that stained the carpet. Also a flood in our laundry room and my daughter’s bathroom that they noted or said they noted. I was told our apartment looked very good and I should have no problem receiving my full deposit back. I would not work with his company or rent for them ever again. They get things done quickly. I will give them that when you have a maintenance request but the office employees have a strong personalities and are hard to work with. We paid nearly $3,000 and did not have air-conditioning when we were told we were supposed to get it but when the owner sold the building as a non-air-conditioned property. That was one of the reasons why we moved but we had to purchase two air-conditioning just so we could even breathe in our apartment.

I’ve had sooooo many problems with this management company living in one of their properties. Maintenance walking into our apartment unannounced, a rotating door of property managers who don’t know how to do their job, lack of follow through after requesting someone to come by and make sure our apartment is safe to live in (multiple times)… I could go on. Stay away
Edit to their reponse: Yes it is a cool apartment. No, no one ever came by to check on the structure. You just looked at the pictures I sent and said and assumed it was cosmetic. The maintenance man who walked into our apartment was not expected or requested at the time, he was trying to get access to a power outlet because they were working on something on the exterior of our building (not requested by us). Our unit does not have the same door code as the entrance to the common area, so clearly he was informed that he was allowed to enter our unit and this was not relayed to us, the tenants. We have had a property manager demand our immediate payment of utilities, even though we had been paying utilities monthly as we were able with no issue. Utilities are never posted on a schedule, so why would we pay on a schedule? We had our rent change with practically no notice due to a typo in our lease start date when transitioning from month to month to a year lease. We have had 4-5 property managers in my 2 years in this apartment. I have asked for an inspection numerous times and have been refused this request, so me and my roommates are unfortunately taking on any damage from this apartment from previous tenants that we didn’t even know. We have mold, cracks in the drywall, sagging areas in the flooring, and you have refused to come look at any of it. Our kitchen is slowly collapsing – you can put a marble down and it rolls to one side. We appreciate and love the character and uniqueness of our apartment, but unfortunately it has not been maintained to a standard that will be livable in for much longer.
