We’ve stayed at Graduate Athens (now Hotel Abacus) multiple times in the past but I wish I would have read recent reviews before staying again this weekend. The property is in desperate need of a deep clean and overall repairs. Our original room was filthy (spider webs with dead spiders, dust everywhere, stains on everything). When we opened the toilet lid, it was soaking wet and there was a horrible stench coming from the bathroom. The front desk staff switched our room after we showed him a picture of the toilet but unfortunately the next room wasn’t much cleaner (although there wasn’t a horrible stench). The floors were absolutely filthy and had debris on them, the furniture was still stained, there were more spider webs and dust, the wall paper in the bathroom was filled with gunk and stains, the shower had hair and mold in it, and there was dirt/dust on the crevices in the room. Luckily we only stayed one night but we were tempted to just go back to Atlanta. The price per night is outrageous for a run-down motel. We’ve loved this hotel in the past but cannot recommend unless they have a major renovation/deep clean.

Very quaint and located conveniently on edge of Athens. That being said, our room had filthy floors. (like, had probably been swept but not washed in months) and also another room in our party had significant issues accessing their room through their door. (The room’s key sensor malfunctioned, requiring an engineer to be called and reconstruct). We were very disappointed the pool was in disrepair also, especially for the top dollar price we paid. However, the front desk team was very kind and offered us $30 per day in complimentary food and beverage credit to offset, so that worked out okay. The people were lovely, the place was just “ok.”

Hotel was decent. Clean room and safe surroundings.
I give it two stars mainly due to an unpleasant encounter at the front desk coffee shop during my last stay in June, 2023. I ordered a large latte but received a small one. So I politely asked the barista that and was told “What would you want me to do? Do you want me to pour that into a large cup instead with more ice?” Hence the two stars.

Nice decoration. Not clean, floor super dirty, mold on the bathroom walls, shower, and rusted fixtures. Good attitude from the check in person. For more than $200 a night is not at that price level. Feels like. Motel with a nice decor.

Overall cute peaceful spot tucked in downtown Athens. Other reviews are correct that rooms are run down/could use a face lift. They’re decorated very cute though and coffee spot/lobby is lovely. Food and drink at coffee shop were GREAT. I didn’t look into the set up much prior to booking which is on me but be aware most (if not all?) rooms are motel-style with just your hotel room door directly to the outside. Cute look for sure but as solo female traveler in a college town I typically prefer an enclosed/secure hotel. Had no issues with it though! No ability to get food at hotel after the coffee shop closes at 1 unless you’re there on the weekend. Restaurant is only open Thursday-weekend which was a bummer. BUT it’s super walkable and when I got in late the lady at the front desk was so kind to write out suggestions for me to easily walk to. That’s what I want to highlight- some of the best service I’ve experienced at a hotel. Both people I met at the front desk were soooo kind and helpful and welcoming. If I owned a hotel I’d want them working for me for sure. I’d stay here again solely because of service. If there ever were an issue (which I didn’t experience) I don’t doubt they’d be so compassionate and helpful. THANK YOU GRADUATE for the amazing service!!!!
